2003 -2004 prices still to be found on The Westside
Not everything is going out at multiple offers these days. Restricted inventory by banks has created an artificial market in many areas, but some homes are still being sold at 2003 - 2004 prices. Here they are for the month of January. Feel free to comment on any of these sales.

People paying top dollar via multiple offers could be in for a big suprise, if the banks have begun unloading these.

Latesummer thank you for this coverage. These do look like nice roll backs 444 Euclid Street
Sold on 1/18/13: $2,360,000
I see the new owners plan to tear this down. Is this an all time peak price for a teardown on a standard 7500 square foot piece of land? Hard to believe that we are back at all time peak prices in this one neighborhood

Agree completely. Years ago, I literally had visions in my head of fire sale prices, inventory everywhere, a true "buyers market".
Boy was I wrong. As I sit here in early 2013, it is hard to imagine how different the market is than what I expected. If the 2013 version of me told this to the 2006 version of me, the 2006 version would respond hostilely, saying I must be a "realtard".
Now the 2013 version of me, beaten down, crushed, etc. is now wimpering my way back onto the market.
It just wasnt supposed to be that way...
